Let's find out what are the real factors behind investing in housing market. First factor is economy. When there is an economic growth, the per capita income will rise and the unemployment rate will drop. People are able to earn more, which helps to boost consumption in general. For example, during 1996-1997, the growth in Asia was strong leading the growth of all assets. The housing market was even almost doubled up. The bubble burst in 1997 and the SARS crisis, when investors lost confidence of the market and the house prices sunk until 2004-2005. The second factor is interest rate. Would the house prices really rise under low interest rate environment? Or it would fall under high interest rate environment? Market has always anticipated a significant fall in house prices during interest rate hike because it increases the housing and mortgage costs. However, this is a misconception. The interest rate hike is really caused by rapid growth in economy. The purpose of the hike is to slow down the economic growth and eventually lead to a more steady growth in house prices. For example, during 1996-1997 and 2004-2006 global interest rate hike cycle, house prices repetitively hit new highs instead. The third factor is the regional demand and supply. Take Hong Kong as an example, there are a lot of lands but they are far from the city and cannot be developed. That provides a limited supply in land and act as a support of the house prices. Moreover Hong Kong as a global financial center, the regions near the commercial area will have a greater support in house prices just like Manhattan in the US and London in UK. More people are moving to California every year and California is not building enough new housing supply to satisfy this increased demand. The result is a price increase. Rents are going up, home buyers are paying more for new houses, and homeowners are paying more in taxes (as property values increase) to hold on to property that they already have. This crisis is especially severe in California’s largest cities: San Francisco, Los Angeles, and San Diego. The cure for this crisis is increasing supply by constructing more housing units. However, NIMBYs are blocking the construction of these new units across the state. Interview begins 1:30 Carson begins the interview by explaining that “NIMBYism by itself isn’t necessarily a problem” because it “isn’t anti-development per say”. However, what has happened in California is that NIMBYism has “merged with residentialism”, which came out of Palo Alto in the 1960s and is very anti-development and very anti-growth. Residentialists, Carson says, seek to block development because they want to preserve the “culture” and “intrinsic feel” of their communities “at the time that they bought into that community”. 2:11 Carson goes on to explain that this is one of the hardest political problems to understand because it doesn’t fall neatly on “partisan lines”. Instead, you can find everyone from Republicans and Democrats to Communists and Libertarians in the Residentialist-NIMBY movement. The locality of zoning decisions also further complicates the issue. 3:16 Next, Carson talks about “the NIMBY toolkit” and how NIMBYs influence local governments to do what they want. According to Carson, development is already a very long process and NIMBYs attempt to further “elongate” or “frustrate” the process until it “kills the process entirely”. 4:56 They do this with three primary tools. The first is “misinformation”. Here, NIMBYs build strawman arguments like the idea that Airbnb—rather than a NIMBY fueled restriction on development—is driving up housing prices. NIMBYs also perpetrate misinformation by exaggerate problems associated with development, like traffic congestion, in order to make those problems seem unsolvable and keep projects from getting approved. 5:50 The second tool is “co-opting the political process”. NIMBYs get their own members elected to local political office or appointed to local planning and advisory boards. They also “flood” city council meetings, committees, and hearings “with their members, making it seem like they are the only voices that really have a stake” in the project. And this strategy can be very effective because, in politics, “the squeaky wheel gets the oil”. 6:49 The third is CEQA—the California Environmental Quality Act. CEQA allows anybody to file appeals against a project on the grounds that it may be harming the environment. NIMBYs utilize this law to gum up the permitting process for projects, by demanding more environmental impact reports and reviews. The goal here, Carson says, is to “stall, stall, stall in the hope of eventually killing” projects. 8:35

I Listed a Property for 1$ - Find out what happened!! by Kurt Wannebo Hi Kurt Wannebo here. I actually a few months ago listed a property for ONE DOLLAR! I’m excited to tell you the story behind it and what the outcome was. Alright so here’s the background story of this, I meet with Sellers all the time and many times they want to list their property at a much higher price. Because they feel like every buyers is going to write an offer lower than their list price and they haven’t seen a lot of properties out there like their neighbors who have sold for above list so they want to be very conservative which is fine, I work with clients like that all the time. But likewise there are a lot of agents out there who have no track record or experience of selling a property over list price. Because they just haven’t seen it, they haven’t been taught how to do it or they don’t have any experience doing it. I even know some very experienced agents that have been around for years and they tell their clients look you can always go down in price but you can’t go back up well I know that not to be true. The reason is because I’ve sold 100’s of properties well above the list price ten thousand, twenty, forty, sixty, eighty, ninety, a hundred thousand. My record is actually selling a property for $225,000 over the list price! So I know that it can be done. Sometimes I tell Sellers look if I where to list your house for a dollar, I can promise you it wouldn’t sell for a dollar. I would have a thousand offers and in the end I would have a couple buyers left that were willing to pay somewhere near the market value. But sometimes Sellers think I’m crazy right and I never wanted to truly do that for somebody until a few months ago. So, I found myself in a position where I was going to sell one of my properties near the beach and I thought this would be an excellent time to test out my theory and strategy of listing a home for ONE DOLLAR and just see what happens. I really wanted to try it out. So here’s the premise, my property was easily peg marked as far as comparables were concerned at $1.3 million and that was easy to determine because my neighbor who’s an exact same model match and identical just sold two months prior for $1.3 million. That was the target price that I was shooting for, what I did at the point is that we did our normal marketing campaign and prepared the property.
